Kissimmee's garages work harder than most. In established neighborhoods such as Buenaventura Lakes, many doors and openers are original and have had decades of daily use, so worn springs, cables and rollers are the standard calls. Toward Poinciana and in the golf communities, the houses are newer but were built in large phases, which means the same parts wear out street by street. That bang from the garage was almost certainly a spring. We replace springs in matched pairs, sized to your door's true weight, balance the door by hand and test it before the opener goes back on. Most spring jobs run $200 to $500 installed.

Heat and daily use wear a door out quietly. We lubricate the springs and bearings, tighten hardware, check cables and rollers, test the auto reverse and reset opener force and travel. A tune up is usually $90 to $150.
